Arley Homes celebrates as The Courtyard sells out

North West developer in the market for new land opportunities

All 14 homes at Arley Homes’ Courtyard development in Hale have now been sold. Despite difficult market conditions, including the reluctance of some banks to lend on mortgage agreements, this mixture of town houses and apartments has proved popular among young couples and professionals, impressed with its fantastic location and the quality of finish.

In just seven weeks nine plots sold for a combined value in excess of £2m. The final property was handed over to its new owner in July, making The Courtyard one of Arley’s most successful developments to date.

This is the second Arley Homes development to sell out this year after the final five-bedroom detached house at the stunning Coppice development in Rainford, completed in June. With only one house remaining at Park View in Northern Moor, hopes are high that Arley will soon claim the hat trick.

Lucy Wright was one of the first to purchase at The Courtyard. The 24-year-old teaching assistant bought last summer with partner Duncan Laryea. She said: “I’m not surprised The Courtyard has sold out, it is a gorgeous little development in a great location close to Hale village, but with easy access to Manchester city centre and the motorway. We chose The Courtyard because we felt the quality of properties and the internal finish were top rate. As a gated development it offered security and, as everyone is very friendly, it has become a lovely little community of its own.”

John Cosgrave, managing director at Arley Homes, is delighted The Courtyard has proved so successful. He said: “To see a development sell out is very satisfying, even more so in the current climate. It demonstrates there is still a market for good quality family homes and buyers are still willing to purchase properties which capture their hearts, and offer a great investment for the future.”

The leading North West housebuilder has remained in a strong position during the downturn due to the decision to focus on providing quality family homes rather than investing heavily in the now depressed apartment market.

Strong sales across its portfolio of homes, which also includes St George’s Park in Mossley, Byron Grove in Bamford and Churchfields in Harwood, has allowed Arley to continue investing in future development. The Warrington-based company purchased an acre of land at Gloucester Street in Atherton in March. The Chanters Green show home is scheduled for launch in September.

Mr Cosgrave added: “Unlike many others, we have not put a stop on construction, in fact our attitude has been to continue to purchase land for development as we have such confidence in the quality of the homes we build, as demonstrated by success of The Courtyard.

“Our land managers are already in negotiations over a number of other sites and we are currently on the look out for more land opportunities with development potential. I would urge anyone who wants to realise their land assets to get in touch.”
