Hundreds of visitors to Arley Homes developments show interest is on the up
Confidence in the housing market is set to improve in 2010 following the recent increase in prices, enquiries and mortgage applications, according to John Cosgrave, managing director of leading North West housebuilder Arley Homes. John believes the time is right for buyers wanting to take advantage of the lowest interest rates on record, before prices start to rise again.
Research from property website Zoopla found 81 per cent of people predicted an increase of up to five per cent over the next year while the RICS housing forecast estimates a more modest rise of one to two per cent driven by buyer demand but pegged by cautious lending by the banks.
John is optimistic about the coming year, he said: After 18 months of difficulties, many in the industry are predicting a rise in prices throughout 2010 as people begin to crave normality. Buyers are coming back to market and wanting to get on with their lives, we have seen this reflected in the number of enquires weve received over recent months.
The end of 2009 proved successful for the Warrington-based developer with more than 500 visitors to its three newest developments in the three months to December. John believes the lack of quality in the second hand home market, the eco-credentials and cost saving benefits of new home, and the unprecedented 0.5 per cent interest rate, prompted many potential buyers to start looking again.
John added: Although buyers still have to contend with the banks to secure a mortgage, there are some good rates out there because of the historically low Bank of England base rate. And we can also help. Arley has range of schemes such as part-exchange, assisted sale, five per cent deposit paid and, for some buyers, access to more competitive mortgages.
Properties on three of Arley Homes stunning North West developments give buyers access to up to 100 per cent mortgages. These include the newly launched Chanters Green in Atherton, the elegant Churchfields development in Harwood, which has only eight properties left, and the popular St Georges Park in Mossley, which is down to the last two remaining. Arleys latest development, The Meadows in Coppull, Chorley, is due to be unveiled in the spring with similar packages available.
